Why Your Santa Monica Stucco Has to Dry Outward, and What Happens When It Cannot

The most common call we get in this part of town goes roughly like this. The house was painted a few years ago. It looked good for a while. Now there is bubbling above a window on one wall, or a dark patch on the shaded side that never seems to lighten, or the paint has started coming away in sheets the size of a hand.

The owner usually assumes the painter used cheap material. Sometimes that is true. Far more often the material was fine and the wall was never able to dry, and the coating that was put on made that worse rather than better.

This is a long explanation of how a stucco wall handles water, because once you understand that, almost every exterior decision on a Spanish Colonial house near the beach makes obvious sense.

What Cement Plaster Actually Is

The stucco on the older houses around Ocean Park and Sunset Park is portland cement plaster. On a house from the 1920s or 1930s it is typically three coats, applied over metal lath which is fastened over a water resistive building paper, which is fastened over the wood framing. On the earliest examples you find wood lath instead of metal.

Three coats means a scratch coat pressed into the lath and scored, a brown coat that brings the wall to plane, and a finish coat that carries the texture and the color. Together they run about three quarters of an inch thick, and at the bottom of the wall there is a weep screed, a metal edge with holes in it, whose entire purpose is to let water that got into the assembly run out at the bottom.

That last detail tells you everything about the design intent. Nobody who builds a drainage path into the bottom of a wall believes the wall will stay dry. The assembly assumes water gets in. It is built to let water leave.

Cement plaster itself is porous. It takes up moisture, holds it, and gives it back to the air. That is not a defect. It is a reservoir, and it works as long as both halves of the cycle are open.

What the Coast Adds

Half a mile from the water, the wetting half of that cycle runs constantly. The marine layer sits on the house most mornings for a good part of the year, and fog is not gentle rain, it is sustained surface wetting with very little drying pressure behind it. Salt comes with it, and salt is hygroscopic, meaning it attracts and holds moisture out of the air even after the fog has burned off.

Then there is the temperature swing. A wall that warms in the afternoon and cools through the evening drives moisture back and forth through the plaster as it goes. On the south and west elevations there is also strong UV, which breaks down organic binders in the coating faster than the shaded sides.

So a coastal stucco wall is wet more often, dries more slowly, and holds salt that keeps pulling moisture back in. It needs its drying path open more than an inland wall does, not less.

How a Coating Closes That Path

Every coating has a permeability rating. It is a measured property, and any reputable manufacturer publishes it. It describes how readily water vapor passes through the cured film.

At the open end sit mineral silicate finishes. They react with the cement rather than forming a separate skin over it, and they let vapor through very freely. In the middle sit ordinary exterior acrylics, which vary a good deal by product and by how many coats have accumulated. At the closed end sit elastomerics, which are thick, rubbery, excellent at bridging hairline cracks, and comparatively tight to vapor.

Here is the part that catches people. The problem is rarely one bad decision. It is accumulation. A house repainted every eight or ten years since the middle of the last century may be carrying six or eight coats. Each one was reasonably permeable on its own. Stacked, they are not. Add an elastomeric on top because a previous owner wanted to stop a leak, and the outward drying path is close to sealed.

Water still gets in. It gets in at the head of a window with no flashing, at a failed roof scupper, from a sprinkler head that hits the wall every morning at six, from a planter bed or a raised patio that buried the weep screed years ago. Those entry points do not care what the paint is rated at.

Now the water is inside a wall whose outside face has been sealed. It goes where it can. It moves inward toward the framing and the sheathing, it dissolves salts in the plaster and carries them to whatever face it can reach, and where it collects behind the coating it pushes. That push is the blister you are looking at.

Reading the Symptoms

Blistering in a defined area, especially below a window or under a roof line, is nearly always a specific leak rather than a general coating problem. Look up. Something above it is letting water in.

Blistering spread across a whole elevation, particularly a shaded one, is usually a drying problem instead. The wall is wetting from the general environment and cannot release it.

A white powdery bloom coming out of cracks or washing down the wall is efflorescence. Water inside the plaster dissolved salts, traveled to the surface and evaporated, leaving the salt behind. You can wash it off, and it will come back as long as water keeps moving through. It is a message about moisture, not a stain.

A dark patch that never lightens is a wall holding water. Sometimes there is enough to feel with the back of your hand on a warm afternoon when the surrounding stucco is dry.

Rust colored staining in a line, often with plaster lifting along it, means the metal lath or a corner bead is corroding. Rust takes up more room than the steel it came from, so it pushes the plaster off from behind. On seaward elevations this is common and it needs cutting back to sound material rather than filling.

Cracks, and Telling Them Apart

Crack repair is where money gets wasted most often, because two cracks that look similar want different work.

Fine crazing spread over a whole field, like a map, is shrinkage from the original cure plus a century of thermal movement. It is generally shallow and stable. It takes a flexible filler worked in and floated back to match the surrounding texture, and on a badly crazed elevation exposed to wind driven rain a bridging coat can genuinely be the right answer, provided the wall has somewhere else to dry.

A crack running diagonally from a window or door corner is stress at an opening and it is often still moving. Fill it with something rigid and it reopens along exactly the same line, usually within a year. It needs cutting out, rebuilding in coats and a material with enough flexibility to survive the next cycle.

A long horizontal crack at a floor line on an apartment building is structural movement between levels. That is an expansion joint question, and it is not a painting job. We say so when we see it.

When Elastomeric Is Right

It would be dishonest to say never. On a crazed west elevation that takes weather, with no sign of moisture entering from anywhere else, and with the other elevations left open, a thick elastomeric can do exactly what it says. It bridges the cracking, it takes the wind driven rain, and it lasts.

The trouble is that it gets sold as a general upgrade, applied to all four sides of a house, including the shaded elevation that was already struggling to dry and the wall with a leaking scupper above it. That is the version we spend our time undoing.

Taking a failed elastomeric off is slow work. It does not sand off pleasantly and it does not dissolve conveniently. On the jobs where it has to go, that labor is most of the estimate, which is why we check what is on a wall before quoting rather than after.

What Good Practice Looks Like Instead

Find the water first. Walk the roof edge, the scuppers, the window heads, the hose bibs, the irrigation, and the grade at the base of the wall. Correct what is entering before spending a dollar on finish.

Uncover the weep screed if soil, concrete or a planter has buried it. That metal edge with the holes is doing a job and it cannot do it under six inches of dirt.

Repair the plaster properly, with lath tied in on cutouts and full thickness rebuilt rather than one heavy pass of filler, and match the hand floated texture rather than leaving a smooth patch.

Then choose the coating for permeability, out loud, with the number in front of you. Ask what the perm rating is. A contractor who cannot answer that is describing a product rather than specifying one.

And respect the weather. Surface temperature above the dew point by a real margin, a wall that has genuinely dried after washing, and the manufacturer’s recoat times honored rather than compressed to finish on a Friday.

The Short Version

Your wall is a reservoir with a drain, not a sealed box. Everything that goes wrong with coastal stucco comes from treating it like a sealed box. Keep the outward path open, fix the places water is entering, and a hundred year old plaster wall will keep doing what it has already done for a hundred years.
